Generally speaking, the community of New River is east of the I-17 freeway, and ranges north of the community of Anthem. This community was founded in 1868 as a stagecoach stop. Today, New River is unincorporated and features custom and semi-custom homes on larger desert lots. There are a few newer subdivisions in New River as well.
For example, Beazer Homes is developing single-family homes in Arroyo Norte.
Beazer features seven different flexible floorplans with 3-5 bedrooms, and range in size from 1,939 to 3,611 square feet. Richmond American offers nine floorplans with 3-6 bedrooms and these homes range in size from 2,200 to 4,300 square feet. Arroyo Norte has a community park, playground, basketball court and developed trails.
With lot sizes ranging from 1 to 10-acres, New River has almost a hundred residential lots for sale at a given time. Some have home building packages (with the prep work done for you) while others need more development but still have access to well, septic and power. Nearly all boast incredible mountain views.

Nearby outdoor acivities include Lake Pleasant Regional Park, the Phoenix Sonoran Desert Preserve, the Peoria Regional Preserve, the Cave Buttes Recreation Area, Deem Recreation Area, Thunderbird Conservation Park, and the Deer Valley Petroglyph Preserve. The closest shopping areas to New River are the Outlets at Anthem, and Anthem Marketplace.
