On this map, the area of Surprise is north of Waddell and Litchfield Park, west of El Mirage and Youngtown and southwest of Sun City West. Surprise is a larger city, with 85 square miles, and is located 20 miles northwest of central Phoenix. Surprise also technically comprises the retirement cities of Sun City and Sun City West. Some of the major neighborhoods and subdivisions in Surprise include Dove Valley, Mountain Gate, Arizona Traditions, Copper Canyon Ranch, Greer Ranch, Rancho Gabriela, Marley Park, and Surprise Farms.

Surprise is also home to dozens of residential lots averaging between 1 and 5 acres, ready for custom homes. Most of these lots are ready for building thanks to existing infrastructure. There are some horse properties, and most boast incredible mountain views, but all are conveniently located to the burgeoning city center of Surprise.

Amenities: Surprise has a large Aquatics Center, a large community park, and is home to Maricopa County’s northwest regional library, which are popular amenities with the many families who live in Surprise. Other community parks include Asante, Dreamcatcher, Stonebrook and Veramonte, among others. The Surprise Tennis and Racquet Complex features 25 tennis courts available for rent, including 17 which are outfitted with lights for nighttime play.
Golfing options within Surprise include the Granite Falls Golf Course, Coyote Lakes Golf Club, Desert Springs Golf Course and Arizona Traditions Golf Course. Surprise Stadium is the Spring Training home to Major League Baseball’s Texas Rangers and Kansas City Royals. Surprise Stadium also hosts movie nights for the families of Surprise as well as a festival and fireworks display on the Fourth of July.
Given its proximity to the original Sun City development, Surprise is also popular with retirees, who are drawn to the modestly-priced homes as well as the lower property taxes. Shopping centers include the Surprise Town Centre as well as many smaller shopping areas along Bell Road and Grand Avenue.
Schools: Dysart Unified School District provides the majority of the public elementary and secondary schooling options within Surprise.
