This map area is bounded by the 74 freeway to the north, 299th Avenue to the west, Happy Valley Road to the south and Peoria to the east, and is bisected by the 60 freeway. Wittman was named after a resident who constructed the nearby dam, and is about 35 miles from metropolitan Phoenix. Wittman has several different single-family neighborhoods such as Martin Acres, Rio Rancho Estates, Chaparral Rancheros, and nearby Morristown.
Martin Acres is within this map area but is closer to the city of Surprise. Homes here are on larger lots of 1 acre or more. Chaparral Rancheros also has larger lot sizes, many with manufactured homes and are horse properties. Morristown is about 15 miles to the northwest. The city of Surprise plans to annex Morristown at some point in the future. The Nadaburg School District services the Wittman area.

This quickly expanding rural area has a few hundred residential lots available for purchase. Lot sizes range from .33 acres upwards of 4 acres. Many are easily accessible via the I-60 freeway. Many of these prime lots are reasonably priced, are level, have well access and are not in a floodplain.
